Have two house offers out and clouds a prospective Fa. A lot of anxiety for the Brazilian dude today What contingencies did you waive be honest none. Not that balsy on my first offer. Came in over ask. Will let the rest play out.

The other realtor asked for final and best and for ppl to state if they would waive appraisal or inspection. Seems dumb on both. Especially with a potential appraisal gap

We saw a place we liked this weekend. Was listed for 96 hours. Open house was packed. Had eight inspections planned and they were expecting more than 10 offers. Told we’d have to waive everything to be competitive and that it’s gonna for more than 100k above asking price. No thank you

The appraisal is required

So if you offer and the appraisal comes in below sale price, waiving means you need to make up the difference and can’t use the gap to get out of the DEAL
